Various Variances Requested in Town of Brookhaven

News and notes from the latest Town Zoning Board meeting.

A litany of variances topped the most requested list at last week's Town of Brookhaven Zoning Board meeting.

The Gulf station on the southwest corner of the Long Island Expressway south service road and North Ocean Avenue in Holtsville requested a height variance for a proposed 25 foot high (only 24 feet permitted by Town), 114.04 square foot digital ground sign to replace the existing sign.

Pet Supplies Plus, which rents a store on the northwest corner of Portion Road and Cenacle Road in Lake Ronkonkoma, requested permission for five proposed wall signs (Town only permits one), one of which requires a height variance (18 feet high permitted and 25 feet high proposed) and exceeds the 80 square feet permitted (200 square feet requested).

Hawkins Avenue LLC, of Hampton Bays, requested a certificate of existing use for a two-story, one-family residence, including enclosed entrance, attached shed, roofed over porch with steps, roofed over landing, cellar entrance, detached garage, one story, one family residence with roofed over concrete with steps, wood stoop with steps, retail stores and one story framed building. They requested the same thing for a taxi and bus depot, public repair garage and off street bus and/or car parking. The property is located on the southwest corner of Union Street and Hawkins Avenue on the east side of Garrity Avenue in Ronkonkoma. The applicant's attorney, Eric J. Russo of VanBrunt, Juzwiak & Russo, P.C. in Sayville had several of the long time residents testify on his client's behalf that all the structures have been intact on the property since they moved to the neighborhood over 40 years ago.

Russ Faller requested minimum and total side yard variances for an existing one-story residence addition for his property on the north side of Coed Lane, 80 feet east of Faculty Lane in Farmingville.

Loh Falvo requested a front yard setback variance from Somers Lane for an existing one story residence addition and a rear yard variance for an existing outside cellar entrance exceeding the five feet permitted encroachment (the existing one is 10 feet) for the property located on the northwest corner of Somers Lane and Weldon Lane in Farmingville.

Michael & Michele Romano of 153 Ridgewood Avenue in Farmingville, located on the north side of Ridgewood Avenue, 1,194 feet west of Blue Point Road, requested a rear yard variance for an existing semi-inground swimming pool and rear yard and side yard variances for an existing pool deck.

Holdover cases were as follows:

Joseph Nardulli requested a side yard variance and permission for an existing conversion of a breezeway and a garage to office space in J2 business zone located on the northeast corner of Portion Road and Gatelot Avenue in Lake Ronkonkoma (from 4/14/10).

Thomas Grotticelli of 112 Patchogue Holbrook Road in Lake Ronkonkoma, which is located on the west side of Patchogue Holbrook Road 629 feet +/- south of Richard Place in Ronkonkoma requested a rear yard variance for an existing screened porch and permission for an existing conversion of an attached garage to habitable living space creating an entire first floor area exceeding 1,200 square feet (the request is for 2250 square feet) (from 3/10/10).

Thomasina Cosimo of 29 Lakewood Road in Ronkonkoma, which is located on the east side of Hawkins Avenue, 186.12 feet north of Lakewood Road, requested an interpretation as to whether the operation of an existing retail masonry supply business is a permitted use in J2 business/C residence zone (from 4/14/10).

Fernando & Maria Coutinho, of 47 Pineaire Avenue in Farmingville, which is located on the north side of Pineaire Avenue, 159.10 feet east of Abner Drive, requested a side yard variance for an existing second story deck with an existing shed located in the side yard (from 10/21/09).

Maria Coutinho of 30 Greenlawn Place in Farmingville, which is located on the west side of Greenlawn Place, 100 feet north of Pineaire Ave., requested permission for an existing conversion of the basement to living space on a 50 foot lot (from 12/16/09).
