Two New Homes Proposed for Ronkonkoma

Corporation asks zoning board to split parcel to accommodate both.

New homes are still being built in the Sachem area as indicated by an applicant's request to do so providing the Town of Brookhaven Zoning Board approves their application to split one parcel of land into two at last week's meeting.

Silver Ridge Homes, Inc., requested a division of a parcel of land into two plots, 1 & 2, to build two one-family dwellings. The parcel is located on the west side of Rustic Road South of Park Street in Ronkonkoma. Each dwelling will also need lot frontage and rear yard variances which was also part of the application.

-Robert A. Machado, Jr., requested a height variance for an existing four foot fence on top of a retaining wall for a total height of 6-feet 3-inches in the front yard of his property which faces Broadway and a six foot fence on top of a retaining wall in the rear yard for a total height of eight feet four inches for his property at 1 Arianne Way in Holtsville.

-Robert Golini, requested a rear yard variance for an existing screened wood deck for his property at 112 Park Avenue in Lake Ronkonkoma.

-Anthony Loehr requested a total side yard variance for a proposed one story residence addition on his 50 foot lot located at 55 Blossom Avenue in Holtsville.

-Elmer and Patrick Fogarty requested a certificate of existing use for a public garage/auto repair shop located on the northeast corner of Portion Road and Horseblock Road.

The following decisions are from applications to the Zoning Board at the July 14 meeting:

-Granted to Thomas Etter of 9 Mt. Logan Court in Farmingville: Permission to keep the existing six foot high fence in the front yard and relocate the two existing sheds in front yard to the property line.

-Granted to Kevin Noonan of 1 Hickory Hill Drive in Holtsville: A front yard setback variance for a proposed in ground swimming pool.

-Granted to Edward A. and Gina A. Wetherell of 6 North Second Street in Holbrook: A height variance for a proposed six foot fence in the front yard facing Geery Ave.

-Granted to Kurt Sayar of 9 Grendon Lane in Farmingville: A rear yard variance for a proposed second story residence addition.

-Granted to Maria Fountain of 54 Rosemont Avenue in Farmingville: A rear yard variance for an existing one story residence addition.

-The Board indefinitely postponed a decision on the request for interpretation as to whether the operation of an existing retail masonry supply business is a permitted use in J2 business/C residence zone located on the east side of Hawkins Avenue north of Lakewood Road in Lake Ronkonkoma made by Thomasina Cosimo.

The Board finally granted the application of Holtsville's L.I. Baptist Church's from last August. They requested a division of one parcel of land into two plots and then variances on both lots for an existing one family dwelling and to keep an existing detached shed located in the side yard of plot 1 on the corner of Union Avenue and Williams Avenue.

The decision was subject to the installation of a 170-foot buffer of 6-foot high White Pines and Leyland Cypresses spaced ten feet on center on Union Avenue and the execution of covenant and restrictions to be submitted to the Town of Brookhaven Law Department within 180 days of said decision. Failure to comply will render the decision null and void.
