Town of Brookhaven Sachem News & Notes

Zoning and Planning information as it applies to this community.

The Brookhaven Town Board meetings cover news for all the towns in its district.  Starting this week Sachem Patch will bring you a condensed version of the meetings featuring general Town news as it pertains specifically to  Sachem.

General town meeting notes

-Report of Revenue for the Town Clerk's Office for the Month of August was $40,446.15.

-Report of Revenue for the Office of the Town Clerk for the month of September  2010 in the amount of $52,345.70.   

-Report of Revenue received by the Superintendent of Highways in the month of August 2010 in the amount of $38,349.93.

-Report of Revenue received by the Superintendent of Highways in the month of September 2010 in the amount of $46,291.22.

-A Bond Resolution was adopted Aug. 17, 2010 which authorized the construction of improvements to curbs and sidewalks within the Town of Brookhaven in the amount of $1,560,000. 

Here are the specifics related to each Sachem town:

Farmingville notes

The following stop sign changes were approved: A stop sign at the inter of Melvin Ave & Roberta Ave in Farmingville and was relocated to the corner of Melvin Ave & Melvin Court.  Another stop sign was installed at the North of Horseblock Road, at the intersection of Horseblock Road & Horseblock Place, also in Farmingville. 

Approved Consensus Resolutions: An assessment lien for costs in District 4 for 29 Woodmont Place and an assessment lien for costs to clean-up property in District 3 for 72 Beach Avenue.

Zoning Board Decisions

Granted: Gerard and Regina Day on Hanrahan Avenue.  A front yard setback variance for an existing deck in the front yard.

Granted: Cheryle Kijik, for the property at the south side of Mooney Pond Road, east of Lidge Drive.  An appeal of the administrative decision by the Building department dated 9/20/10 denying the request for a Certificate of Occupancy for a 30 x 60 store building to be amended to read 30 x 60 bar and grill.

Holtsville notes

-Approved Consensus Resolutions: One assessment lien for clean-up costs in District 5 for 5347 North Service Road.

-One assessment lien for for proceedings in District 5 for 5534 Expressway Drive South.    

-Authorization to release cash security in lieu of a Performance Bond for a road improvement on Dayton Avenue. 

Planning notes:

Approved:  Country View Estates @ Holtsville.  A request for a temporary sales trailer to begin the model phase of the project.  

Zoning decisions

Granted: Mark Glatzer of Abner Drive.  A front yard setback variance from Abner Drive for an existing wood platform 5 x 11 in size, exceeding the 4 x 8 permitted; a front yard setback variance from Cherry Avenue for an existing deck and pool deck; a front yard setback variance from Cherry Avenue and a rear yard variance for an existing above ground swimming pool and a height variance for existing six foot high fence along the property line located in front the front yard facing Cherry Ave.

Ronkonkoma notes

The Town voted to change the zones for the following properties: 

-329 Hawkins Avenue (changed from C Residence and J Business 2 to J Business).

-22 Grace Court (changed from J Business 2 to J Business).

-208 Ronkonkoma Avenue (changed from C Residence and J Business 2 to J Business).

-266 Ronkonkoma Avenue (changed from J Business 2 to J Business).

Planning notes

Approved:  Omnipoint @ Ronkonkoma.  Approved permission to construct and operate a public utility wireless communication facility with parking, landscaping, irrigation and buffer variances on six acres of property on the east side of of Hawkins Avenue and the south side of Smith Road and Gatelot Avenue.  

Zoning decisions

Granted: Michael J. Chicarelli at 1st Street.  A rear yard variance for a one story residence addition. 

Granted: Arthur Giacalone of Kay Street.  A height variance for a 17 foot high detached garage where only 14 foot high is permitted.  The application was granted subject to a stipulation that the garage not have a second floor nor any habitable space (no plumbing or heating).  This condition will be reflected on the Certificate of Occupancy. 

Granted: Edward Roth, for the property located at the southwest corner Madach Street and Balaton Avenue, which is not open.  A height variance for an existing six foot high fence located in in the front yards of both streets.

Granted: Silver Ridge Homes, Inc., for the property on the west side of Rustic Road, south of Park Street.  A division of a parcel into two plots, with one and two requiring lot frontage and rear yard variances for a proposed one family dwelling on plot one.  Granted subject to rotating the proposed dwelling on lot one to face Rustic Road. Silver Ridge Homes, Inc., for the property on the west side of Rustic Road, south of Park Street.  Lot frontage and rear yard variances for a proposed one family dwelling on plot two.
