Is your roof sturdy enough to withstand the heavy snow?

The recent snow falls have caused terrible driving conditions and made walkways hazardous.  But accumulations of several feet of snow can cause roof systems to fail as well.  Most roofs are not built to withstand the amount of weight that has landed on the top of buildings, leading to dozens of collapsed roofs over the past several days.

How does is happen?

These large accumulations of snow can put loads on roofs that were not anticipated.  These heavy loads create significant deflections causing areas of additional snow or water accumulation.   This can lead to collapse as evidenced by roof collapses in Nanuet and Jersey City.  Building code changes that went into effect after the blizzard of January 1996 have prevented even more damage but buildings constructed prior to these changes are especially susceptible. Some of today’s modern buildings utilize their roof area for mechanical equipment and solar panels all of which were not anticipated when the original roofs were constructed.  This only adds to the pressure on the roofs. 

What can owners do to protect themselves?  

If possible remove as much of the snow and accumulated water from the roof.  Keep all roof drains clear to help eliminate accumulations.  It may be important to get an evaluation of your roof structure before it is too late.
